This page is for buyers who want direct nature or park adjacency over urban density. Park-fronting properties — where your balcony or window looks directly onto green space — are scarce; once built out, that frontage cannot be replicated. NParks publishes the official park inventory; URA's Master Plan locks in park designations as Green Belt (Conservation zoning), so a true park-fronting unit is effectively view-locked for the foreseeable future.

Top park-fronting clusters:

  • MacRitchie / Pierce Reservoir (D11, D20): Casuarina, Upper Thomson, Sembawang Hills. The Mackenzie 88, Casa Esperanza, and selected Upper Thomson terraces front the Central Catchment Nature Reserve.
  • Bishan-Ang Mo Kio Park (D20): a 62-hectare meander; Sky Habitat, Sky Vue, and the broader Bishan cluster have units facing the park.
  • East Coast Park (D15, D16): Mandarin Gardens, Bayshore Park, Costa Del Sol, and the new Bayshore launches have park-fronting stacks.
  • Bukit Timah Nature Reserve (D11, D21): Hillview Avenue, Cashew, Bukit Batok periphery. Hillside-fronting units carry a substantial premium and turnover is slow (URA caveats show 18-30 month median time-on-market for the rarer stacks).
  • Punggol Waterway (D19): Watertown, Waterway Brooks (executive condo). Lower entry pricing than the Central Catchment clusters and accessible PCN integration.
  • Pasir Ris Park / Coney Island (D18): Whitewater, NV Residences, the broader Pasir Ris condo cluster.

Verifying the view: a "park-facing" stack number can mean facing a 30m grass strip OR a 62-hectare nature reserve. Always physically view the unit before commitment; URA's "Floor Area Verification" plans are accurate but don't show the green-frontage depth. The premium for a true reserve frontage vs. a parking-lot frontage in the same building can run 8-20% on PSF.

This is NOT for you if: CBD or commercial-cluster access matters more (see CBD walking distance) — park-fronting locations are mostly residential-zoned suburbs.
