This page is for buyers wanting a move-in-ready property with renovation appetite under S$80k. You're not looking to rebuild — you want a unit that's been recently renovated by the current owner (within the last 5 years), maintained in good condition, and ready to occupy after a fresh coat of paint and minor adjustments.

What "light reno" typically covers at $80k: paint refresh ($5-10k), new light fixtures ($3-5k), kitchen-cabinet door replacement ($8-12k), minor bathroom updates (vanity, taps, mirror — $8-15k), built-in wardrobe touch-up or replacement ($10-20k), aircon servicing or 1-2 unit replacement ($5-10k), basic flooring repair or area rugs ($5-15k). It does NOT cover full hacking, kitchen/bathroom rebuilds, or layout reconfigurations — those start at $150k+ (see Heavy renovation / value seekers).

What to look for: newer developments (TOP within 10 years) where original fittings are still serviceable; units where the current owner has invested in renovation within the last 3-5 years (visible during viewing — modern fixtures, smart-home additions, recently painted walls); and units sold "as-is" with furniture inclusions (saves the furnishing budget).

Red flags suggesting heavier work: dated wood panelling, popcorn or textured ceilings, original 1990s-style bathroom tiles, ancient (5+ years) Daikin air-conditioners with R22 refrigerant (now phased out — replacement units required), single-glaze windows facing major roads, and any sign of water staining or damp patches.

Where new-launch handover fits: brand-new launches at TOP (vacant possession) usually require zero renovation — developer hand-over includes basic fittings, flooring, kitchen, bathroom. Furnishing is the only additional cost (typically $30-60k for a 3-bedroom unit). This is the cleanest "light reno" path.
