The thesis: an older unit in a desirable location, bought at a discount to renovated comparables, transforms into a modern home after a full hack-and-rebuild. The renovation premium (typically 60-80% of the cost) gets reflected in resale value if executed well.

What full reno typically covers at $150-300k: complete hacking and rebuild of kitchen + bathrooms ($60-100k), full flooring replacement (porcelain or hardwood, $30-60k), built-in wardrobes and storage ($25-40k), all-new aircon system (multi-split, ductless, $15-25k), modern lighting and electrical rewiring ($10-20k), full repaint ($8-15k), and a custom feature wall or two ($10-30k). For high-end finishes (marble, Carrara, Italian fittings), budgets push to $400-600k.

Where it makes sense: 1990s-2000s-built freehold condos in D9/D10/D11/D15 with great locations and outdated interiors. The location is locked-in; the interior can be remade. Buy at $1,800-2,500 psf, spend $200k on renovation, exit at $2,400-3,000 psf in 5-10 years (district-specific, URA caveat-based comparisons). Older HDB resale in mature estates (Tiong Bahru walk-ups, Marine Parade, Holland Drive) is another classic value-add target.

Timeline reality: a full renovation takes 4-6 months from contract signing to move-in. Plan to rent or live elsewhere during this period. Budget for a 20% cost overrun (always) and 1 month timeline slip (typical). Get quotes from at least 3 contractors; the spread on a $200k project can easily be $60k+ between bidders.

Strata + permit considerations: structural changes (knocking down internal walls, repositioning kitchen plumbing) require BCA / MCST approval; major works trigger renovation permits and sometimes a deposit with the MCST. Check the building's renovation rules upfront — some boutique projects restrict major work to specific windows of the year.
