HDB/Condo Defect Inspection

Check walls for cracks, dents, or uneven plaster Check ceiling for cracks, stains, or unevenness Inspect flooring for chips, hollow tiles (tap test), or scratches Check all corners and edges for proper finishing Verify paint colour consistency across walls Check skirting boards for gaps or damage

Test sink tap — hot and cold water flow Check sink drainage speed and for leaks underneath Open and close all cabinet doors and drawers Check countertop for chips, stains, or uneven joints Verify gas point/electrical point placement

Pour water on floor — check drainage slope and speed Check waterproofing (look for seepage on walls/ceiling below) Test toilet flush mechanism and check for leaks Test shower head water pressure and temperature Check tiles for chips, cracks, and hollow spots Verify mirror and vanity cabinet installation Check silicone sealing around bath/shower

Test all light switches — on/off function Test all power points with a phone charger or tester Check all light fixtures are secure and working Test circuit breaker (DB box) — flip each switch Test doorbell and intercom system

Open and close all windows — check alignment and locks Check window rubber seals for gaps Test all door handles and locks (main door, bedroom, bathroom) Check door hinges — no squeaking, doors close properly Verify main door digital lock function (if provided) Check sliding doors/windows track smoothness

Test rubbish chute flap and lock Check gate/grille mechanism (if provided) Inspect corridor area outside unit for defects Check service yard drainage and tap Photograph all defects with location reference Mark defects with blue tape for easy identification
