Older units need substantial renovation work; not suitable for move-in-ready expectations.

This is an anti-fit page. Read it if your renovation budget is under S$80k AND the property is significantly older OR has been minimally maintained. Budget renovations cannot rescue a property that needs structural work; you'll end up over budget, dissatisfied, or both.

What requires more than $80k:

  • Full kitchen rebuild: hacking old kitchen, new cabinets, new countertop, new appliances, new plumbing routing — $40-80k just for the kitchen.
  • Full bathroom rebuild (each): hacking, waterproofing, new tiles, new fittings — $20-40k per bathroom. A 3-bathroom unit can absorb $60-120k just on bathrooms.
  • Full hacking of internal walls: opening up a closed kitchen to make it open-concept, removing a bedroom wall — $20-50k including making good.
  • Aircon system replacement: multi-split or VRV system for a 3BR — $20-35k.
  • Full flooring replacement: hacking existing tile and laying new (porcelain, hardwood) — $15-35k for a 1,000-1,200 sqft unit.
  • Electrical rewiring (old buildings): pre-1990s buildings often need rewiring to support modern appliance loads — $10-25k.

Red flags suggesting the budget won't cover it: any 1990s build that hasn't been renovated in the past decade; visible water staining or damp patches (could mean leak repair + waterproofing $15-40k); single-glaze windows facing main roads (acoustic glazing upgrade $5-15k per window); ancient air-conditioners with R22 refrigerant (replacement units required, can't refill); textured ceilings or popcorn ceilings (require treatment); and outdated electrical panels (Fuse boxes vs. modern MCBs).
