Measure room dimensions (showflat may be furnished with smaller furniture) Check ceiling height (standard 2.8m, some have higher) Note bay windows, planter boxes, and AC ledge areas (not usable) Photograph all finishes, fittings, and appliances Test door and window mechanisms Check balcony size and orientation (sun direction) Note which items are "ID treatment" (not included at handover)

Expected completion/TOP date? Estimated monthly maintenance fee? Defect liability period and warranty terms? Exact handover specs vs showflat specs? Parking lot allocation and EV charging availability? Pet policy and other by-laws?
