By mid-2026, TEL will be Singapore’s longest fully underground line at 43 km, with 31 stations cutting a diagonal arc from Woodlands North through Orchard, the CBD, and out along the East Coast to Sungei Bedok (as of 2026-05). That is a textbook MRT-premium curve — visible appreciation after the station opens, then a flatter second derivative once the catalyst is in the rear-view. Anyone underwriting a Lentor purchase today is no longer buying at the announcement discount; they are paying for a working station and competing with several waves of GLS supply still entering the market.
The central spine tells a different story. Caldecott, Stevens, and Orchard sit on land that was already prime before TEL existed. Here the line widens the catchment for tenants — particularly expats commuting to Marina Bay or Woodlands — rather than rerating capital values.
