By mid-2026, TEL will be Singapore’s longest fully underground line at 43 km, with 31 stations cutting a diagonal arc from Woodlands North through Orchard, the CBD, and out along the East Coast to Sungei Bedok (as of 2026-05). Stage 4 already opened on 23 June 2024 with Tanjong Rhu, Katong Park, Tanjong Katong, Marine Parade, Marine Terrace, Siglap and Bayshore. Stage 5, adding Bedok South and the Sungei Bedok interchange with the Downtown Line, is timed for the second half of 2026 per the LTA TEL programme update (as of 2026-05).

The macro context matters because the policy backdrop has tightened in parallel: ABSD remains punishing for second-property buyers, the MAS TDSR framework caps debt servicing at 55% of gross income, and the supply pipeline in TEL-adjacent estates is no longer trivial. That combination means MRT-led appreciation is real, but it is no longer a free ride — the spread between well-located TEL projects and overpriced launches has widened. The line ultimately serves districts D1, D9, D11, D15, D16, D17, D20, and D26, each with very different price elasticity to a new station.
