This page is for parents buying a unit for university-age children — typically NUS (Kent Ridge, D5), NTU (Jurong West, D22), SMU (Bras Basah, D7), SUTD (Upper Changi, D16), or one of the SIM/SUSS/SIT satellite campuses. The buy thesis: a small unit near campus saves 5-7 years of dorm fees, the child gets a stable address, and the property can convert to a rental investment after graduation.

Per-campus geography:

  • NUS (D5): West Coast, Pasir Panjang, Clementi, Buona Vista. The Reflections at Keppel Bay and West Coast Vale are popular. PSF $1,400-1,800.
  • NTU (D22): Jurong West and Lakeside. Lake Grande, J Gateway, Lakeshore. PSF $1,300-1,700. Bus 179 / 199 from campus is the daily reality.
  • SMU (D7 — actually doesn't need a buy): SMU is at Bras Basah; most students rent rooms in nearby HDB or budget condos. Buying here is CCR pricing for a 4-year stay — usually doesn't pencil unless you're holding longer.
  • SUTD (D16): Upper Changi / Tampines. The Tropica, The Tampines Court. PSF $1,200-1,500.
