International schools operate on their own catchment logic (no MOE 1km rule), but proximity still matters: a 10-minute drive vs. a 45-minute one shapes daily life. Most international schools offer school bus services but those serve a 30-40 minute radius, which constrains where families plant roots.

Cluster geography: the Bukit Timah / Holland / Coronation Road cluster serves Tanglin (Portsdown), GESS (Dairy Farm), and UWC Dover. The East Coast cluster (Tanjong Katong, Siglap, Bedok) serves UWC East, ACS Intl, and Dulwich. The Woodlands / Sembawang corridor serves SAS (Singapore American School). Senior school years often shift to different campuses — verify with the school's bus zones before committing.

Property type preference: landed homes (3-4 bedroom terraces, semi-detached) are popular with families who plan multi-year stays — backyard space and detached layouts match the expat lifestyle expectation. Large condo units (2,000+ sqft, 4 bedroom, dual-key for live-in helpers) are the alternative; D10 / D11 / D15 / D16 transact regularly at $3-6M for this footprint (URA caveat records, 2024-2025).
