Singapore Condos Best for Tuition-belt families
Families prioritizing access to Bukit Timah / Marine Parade tuition-centre clusters.
This page is for families who prioritise walking access to the major tuition clusters — Bukit Timah Plaza / Coronation Plaza for the D10 cluster, Parkway Parade / Marine Parade for the D15 cluster, Toa Payoh Lorong 6 for the central cluster, and the Tampines Mall / Bedok Mall belts for the eastern cluster. From Primary 4 onwards, the typical Singaporean upper-middle-class family books 2-4 tuition slots a week; in the runup to PSLE the ferry math becomes punishing without nearby options.
What "tuition belt" means in practice: a 5-7 minute walk to a cluster of tuition centres saves you 60-90 minutes of daily driving across the school week. Bukit Timah Plaza alone hosts 30+ tuition centres on its upper floors; Parkway Parade and i12 Katong host a similar density on the east side. Living within walking distance turns a child's after-school routine from "Mum drops me off" into "I walk over after my snack" — significant for both the parent's time and the child's autonomy.
Where it overlaps: the tuition-belt cluster largely overlaps with the popular school-catchment cluster (see P1 school balloting families) — Nanyang Primary, Henry Park, Tao Nan, Kong Hwa, Raffles Girls', Methodist Girls', Anglo-Chinese, and Singapore Chinese Girls' all sit within walking distance of these tuition clusters. So if you've already bought for P1 catchment, you're probably already in the tuition belt by default.
Tools: our Affordability Calculator and the School Proximity Map double as a proxy — properties shown for Henry Park / Nanyang catchments will overwhelmingly be in or near the Bukit Timah Plaza tuition belt.
This is NOT for you if: your children are in international school (see International school families — different cluster geography) or pre-primary (tuition becomes a factor from P4 onwards, not before).
