The Circle Line (CCL) finally closes its loop on 12 July 2026 when Keppel, Cantonment and Prince Edward Road stations enter passenger service, giving buyers a single ring connecting Marina Bay to HarbourFront via Bishan, Holland Village and Paya Lebar. For seventeen years the Circle Line was a horseshoe pretending to be a loop. On 12 July 2026 that ends. LTA confirmed in May 2026 that CCL6 will open for passenger service after a free public preview on 4 July, finally connecting HarbourFront through Keppel, Cantonment and Prince Edward Road back to Marina Bay (as of 2026-05). For property buyers this is not a minor schedule note — it is the moment a 17-year transit thesis becomes a closed-loop reality, and the moment certain stations stop being “commuter terminals” and start being “loop nodes”.

URA Master Plan 2019 earmarks the Greater Southern Waterfront — the entire stretch from Keppel through Pasir Panjang — as Singapore’s next major urban transformation zone (as of 2026-05). Keppel station is the new gateway. Cantonment integrates with the gazetted Tanjong Pagar Railway Station national monument. Prince Edward Road slots into the Shenton Way financial spine. Buyers who acted on this catchment in 2023–2024 are now being validated; buyers who wait for opening day will pay the post-loop premium.

Holland Village (CC21, District 10/21 boundary): the Circle Line’s lifestyle anchor. Surrounding stock spans 99-year newer launches and freehold mid-rises, with sub-market averages reported around the $1,345 psf mark on older 99-year leases but premium new launches such as Skye at Holland entering from $2,598 psf (as of 2026-04, per URA caveats). The lesson: never quote a single “Holland Village price” — freehold versus 99-year versus lease-decay tail produces three different markets in one MRT catchment.

Bishan (CC15/NS17 interchange, District 20): the family-friendly interchange where CCL meets the North-South Line. Bishan 8 transactions tracked between $1,837–$2,151 psf in early 2026, with absolute pricing $1.8M–$2.5M for typical resale units (as of 2026-04). Bishan’s premium reflects two things at once — the school cluster and the dual-line interchange — so buyers comparing Bishan against single-line CCL-only stations should not be surprised by the gap. Marymount, Caldecott and Lorong Chuan (D20, D11, D19): the under-the-radar middle of the loop. These stations do not headline buyer searches the way Bishan or Holland Village do, yet they sit one or two stops from both. With CCL6 closing the loop, a Caldecott resident now reaches Keppel and the Greater Southern Waterfront without a transfer — a commute improvement that older valuations have not yet fully repriced (as of 2026-05). For yield hunters, the discount-to-Bishan ratio on these stops is worth a hard look.
