This page is for three-generation households living under one roof — typically a couple with young children plus one or both sets of grandparents. You need at least 4 bedrooms (often a dual-key configuration), enough bathrooms that mornings don't become a queue, a kitchen that can plate up family meals for 6-8, and parking for at least one car (often two — adult children frequently keep theirs).
Layout signals to prioritise: dual-key units (a self-contained studio attached to the main unit) give grandparents privacy without a separate property. Yard or balcony space matters for outdoor breakfast / clothes-drying / grandparent gardening. Master suites with attached bathrooms reduce friction. Land-bound options (landed homes, ground-floor units, low-rise stacks) suit elderly parents better than the 30th floor of a glass tower.
Where this fits well: larger OCR estates (Kovan, Hougang, Bishan, Bukit Timah upper end) regularly transact 4-bedroom and dual-key units at $1.8-3.5M. Districts 10-11 freehold options (better for generational hold; see Freehold / generational hold) cost more but the asset survives the next 30+ years. Landed terrace homes in established estates (Holland, Bukit Timah, Serangoon Gardens) are the gold standard but pricing starts at $4M and freehold supply is limited (SLA data on freehold landed transactions confirms YoY scarcity).
