A Good Class Bungalow (GCB) is the most prestigious residential category in Singapore. Plots must be at least 1,400 sqm (~15,069 sqft), within one of 39 gazetted GCB Areas, and capped at two storeys.
Only Singapore Citizens may own freehold GCBs. Permanent Residents need an LDAU exception — granted in rare cases for significant economic contribution. Foreigners are blocked outright.
Ultra-luxury condos ($10M+) face no such restrictions but pay 60% ABSD if owned by foreigners. Data on this page is sourced from URA caveats (2-4 week lag) and the URA gazetted GCBA list.
