How to Calculate ABSD in Singapore ({YEAR})

ABSD is calculated on the higher of the property's purchase price or market value, multiplied by the applicable ABSD rate based on buyer profile and property count. For example, a Singapore Citizen buying a S$1.5M second residential property pays 20% × S$1,500,000 = S$300,000 in ABSD, on top of standard BSD.

ABSD = max(Purchase Price, Market Value) × ABSD Rate

Market value is determined by IRAS based on independent valuation. If the purchase price is below market value, ABSD is computed on the market value, not the negotiated price. Source: IRAS.

Worked examples

Example 1: SC first-time buyer, S$1M condo

ABSD = S$1,000,000 × 0% = S$0. BSD = S$24,600. Total stamp duty: S$24,600.

Example 2: PR first property, S$1.2M condo

ABSD = S$1,200,000 × 5% = S$60,000. BSD = S$32,600. Total stamp duty: S$92,600.

Example 3: SC second property, S$1.5M condo

ABSD = S$1,500,000 × 20% = S$300,000. BSD = S$44,600. Total stamp duty: S$344,600.

Example 4: Foreigner first property, S$2M condo

ABSD = S$2,000,000 × 60% = S$1,200,000. BSD = S$64,600. Total stamp duty: S$1,264,600.

Example 5: Below-market sale

Purchase price S$1,300,000; market valuation S$1,500,000. ABSD computed on the higher S$1,500,000 × 20% = S$300,000 (SC second property), not on S$1,300,000.

Frequently asked questions

Are renovations included in the ABSD base?

No. ABSD is computed on the bare property purchase / valuation, not on renovations or upgrades.

How are fractional purchases treated?

ABSD is computed on the full property value, then apportioned by ownership share. Two co-owners buying 50/50 each pay ABSD on their share at their individual rate.

Does ABSD apply to GST on new launch developer purchases?

Residential property is GST-exempt in Singapore — no GST applies to the purchase price.
